The Cape Royale Purchase in One Paragraph
Buying a home at Cape Royale follows the short sequence of a completed sale. It begins with an option, reserved by paying a booking fee; the sale and purchase agreement follows inside the option period; the stamp duties go to IRAS within a fortnight of signing; and the balance and legal completion, when the keys change hands, close the sequence. Because the towers obtained their Temporary Occupation Permit in 2013, the whole process runs over a matter of weeks.
The sale terms depend on the seller and are set out in the option to purchase; ask for them in writing before committing. Exact sums and dates for any one Cape Royale home come from its own option and sale papers.
Step One at Cape Royale: the Option and the Booking Fee
A home is reserved with an option to purchase, granted against a booking fee. How much that fee is, and how long the option stays open, are terms the option itself sets out.
Before reaching this point most buyers will have chosen the home from the Cape Royale floor plans and the stack chart, viewed it, and asked a bank for an in-principle approval. Whatever the fee, MAS asks a borrower on a first housing loan at the standard limit to put down at least 5% of the price in cash, so the cash plan is best settled before the option is taken.
It helps to have solicitors appointed by the time the option is granted, so they can review the documents within the period the option states. The Sales Concierge can supply the price list and a list of available homes in advance, so the shortlist and the in-principle approval can be settled before the booking fee is paid.
Step Two at Cape Royale: Signing the Sale and Purchase Agreement
The option is exercised, and the sale and purchase agreement signed, inside the option period. The amount payable on exercise and the form of the agreement are set out in the option to purchase, so ask for them in writing before committing.
| Step | When | What is paid |
|---|---|---|
| Option to purchase | When the home is reserved | Booking fee, as the option sets out |
| Sale and purchase agreement | Within the option period | The sum due on exercise, as the option sets out |
| Stamp duty | Within 14 days of signing | Buyer’s Stamp Duty and any ABSD, to IRAS |
| Legal completion | As the agreement sets out | The balance, from the loan, CPF and cash; keys handed over |
Sequence as summarised on this site; stamp duty timing from IRAS. The sale terms depend on the seller and are set out in the option to purchase; each home’s own papers prevail.
The Cape Royale TDSR calculator page sets out the same timetable beside the loan calculation, so the two can be read together.
Step Three for Cape Royale Buyers: Stamp Duty, the Loan and CPF
IRAS expects Buyer’s Stamp Duty, plus any Additional Buyer’s Stamp Duty, within 14 days of the agreement being signed. On a completed home that makes the duty one of the first large payments, well ahead of completion; the Cape Royale stamp duty and eligibility article explains the rates by profile.
The remaining balance is paid from the bank loan, CPF savings and cash. How much a bank lends is capped twice over by MAS, once against the price through the loan-to-value limit and once against income through the Total Debt Servicing Ratio, as the Cape Royale housing loan notes explain. A buyer who already has one or two housing loans, or who falls under the lower limit, borrows less and pays more in cash. Because the home is finished, the bank disburses within weeks and the first repayments follow shortly afterwards.
CPF use is not limited by the lease here. The Cape Royale lease, which runs to April 2107, leaves about 80 years in October 2026, which takes any buyer aged 15 or older past 95, the age CPF Board uses as its yardstick. CPF savings can therefore be applied to the part of the price beyond the cash minimum, to the monthly repayments and to the stamp duty, subject to CPF Board’s caps.
Legal Completion and the Keys to a Cape Royale Home
Legal completion is the final step, on the date the agreement sets. The balance is paid, the title passes to the buyer and the keys are handed over, and because the development has been finished since 2013 the home can be occupied straight away.
