When Was Cape Royale Completed, and How Old Is It Now?

Cape Royale Was Completed in 2013

Cape Royale obtained its Temporary Occupation Permit in 2013, so it is a finished development rather than one still being built. By late 2026 the eight towers on Cove Way have stood for about 13 years, and their pools, water gardens and pavilions are complete and in daily use.

For a buyer that changes almost everything about the purchase. There is no building period to wait through, the home being offered is the home that will be handed over, and the money falls due within weeks of signing instead of being spread across years. The rest of this article walks through the dates and what follows from them.

The permit covered the whole development: eight blocks of 19, 18, 17 and 16 storeys holding 302 homes, with basement car parks, swimming pools and communal facilities. Nothing on the site is still to be built, and no facility on the developer’s plan is waiting for a later phase.

The Cape Royale Timeline in Four Dates

The milestones recorded on the Cape Royale release log are short and easy to check. They come from the developer’s factsheet and from the annual report of Ho Bee Land, which reports a 35% effective interest in the developing company.

The gap between 2013 and 2022 explains why a completed development still has homes open for sale today. The 2022 release came from the developer’s own remaining stock in four of the eight towers, and the annual report describes Cape Royale as the group’s last Sentosa Cove project.

What a Finished Development Means at Cape Royale

The first practical difference is that a buyer can judge the real thing. The views from a given stack, the light in a living room at a particular hour and the sound of the sea along the breakwater can all be checked in person rather than read off a plan, and the grounds can be walked from the Grand Plaza to the Ocean Pool.

The second difference is the timetable. Because the building work ended in 2013, the purchase follows the steps of a completed sale, from the option to the agreement and on to legal completion, with keys handed over at the end of that short sequence. The guide to buying a completed Cape Royale home sets those steps out one by one.

The third is that the neighbourhood is settled. ONE°15 Marina, Quayside Isle and Sentosa Golf Club are all established neighbours, so what a resident gets around Cove Way is already in place.

A fourth point concerns cash flow. On a completed home the remaining instalments are paid from the bank loan, CPF savings and cash within weeks of signing, and the loan is drawn soon after, so monthly repayments start early rather than after a building period. Buyers used to purchases with a long wait before completion should plan for that; the loan calculator for Cape Royale shows how much an income supports.

How Old Is Cape Royale Compared with Its Lease?

Age and tenure are easy to confuse, so it helps to keep them apart. The building dates from 2013; the lease dates from 2008 and has about 80 years left in October 2026. The Cape Royale lease explainer looks at what that remaining span means for CPF use and for bank lending.

A buyer’s own holding period is a third clock again. Seller’s Stamp Duty depends on how long the buyer owns the home before selling it, not on the age of the building: for a home bought on or after 4 July 2025 it applies to a sale within four years of the purchase. The Cape Royale stamp duty page lists the rates.

The towers were designed by Architects 61 Pte Ltd, and the factsheet describes them as clusters with soft, undulating edges drawn from the forms of coral. Thirteen years on, the clearest way to judge that design is from inside a home and out on the seafront path.
